The project at Stonehill Road consisted of the upgrade and extension of an existing 1930s semi-detached home in North Sheen, South London. A new ground floor and rear 2 storey extensions was proposed and the architect and client were keen to make any new elements work as best for them as possible, optimising overall impact and emissions/energy reduction as far as technically and financially feasible. 

Working for and with the architect on behalf of the private client, Futura Bright initially constructed a 3D dynamic model of the dwelling which was calibrated in accordance with CIBSE TM63 to ensure that the model reflected the energy bills provided by the Client. 

Following this, a series of options were drawn up by Futura Bright to outline the potential savings from a series of fabric upgrades and M&E specification changes.  With energy use, emissions and cost information provided and consultations with all parties undertaken, a bespoke strategy document was produces outlining the building specification and the savings potential of the scheme over the existing building and a building regulations baseline scenario.

Achieving carbon-efficient developments requires a comprehensive understanding of a buildings’ actual operational energy performance.

While Part L calculations and Energy Performance Certificates (EPCs) offer insights into a building’s anticipated performance, there is a recognised ‘performance gap’ between design intent and real-world usage.

CIBSE TM54, titled ‘Evaluating Operational Energy Use at the Design Stage,’ aims to address this gap by employing dynamic simulation modelling. This approach considers the complexities and variations in energy use over time, the interactions between different elements of a building, as well as the additional energy used by unregulated systems which is becoming an increasing contributor to overall energy use and emissions.
