Royal National Orthopaedic Hospital
Located in Stanmore, London, the Royal National Orthopaedic Hospital proposed a new operating theatre building with associated circulation spaces, sanitary facilities, recovery rooms and staff areas. A low level building with a specialist use meant the incorporation of challenging and unique servicing requirements within the model to accurately predict operational energy use.
The team at Futura Bright were tasked with the detailed Operational Energy Use Modelling of the building in support of the BREEAM Assessment and GLA Reporting requirements of the scheme in line with the requirements of CIBSE TM54. Outputs from the assessment determined the actual predicted energy use of the building in far more detail than can be modelled within SBEM for Part L of the Building Regulations.
Following the CIBSE 12 step process for the TM54 Assessment, the team were able to provide a detailed breakdown of the predicted energy use by fuel and use type, allowing accurate energy and emissions reporting for the Local Authority, in addition to providing detailed information to the Client on the predicted performance and cost of running of their new building.

Achieving carbon-efficient developments requires a comprehensive understanding of a buildings’ actual operational energy performance.
While Part L calculations and Energy Performance Certificates (EPCs) offer insights into a building’s anticipated performance, there is a recognised ‘performance gap’ between design intent and real-world usage.
CIBSE TM54, titled ‘Evaluating Operational Energy Use at the Design Stage,’ aims to address this gap by employing dynamic simulation modelling. This approach considers the complexities and variations in energy use over time, the interactions between different elements of a building, as well as the additional energy used by unregulated systems which is becoming an increasing contributor to overall energy use and emissions.
