Circular Economy Statements
A circular economy (CE) is achieved by keeping materials in use for as long as possible, before reusing or recycling them. The goal is to create minimal waste, instead retaining the value of resources. In construction, this is achievable in how buildings are designed, built, operated, maintained, and replaced.
A statement is required for all major developments across London (and increasingly LPA’s outside of London). It must be submitted with a planning application, as part of policy SI7 of the London Plan. The statement’s principles must then be adopted throughout the design and construction process.
A circular economy assessment helps developers to embed sustainable practice to deliver long-term benefits from building materials and their usage.

Commercial EPC
A Commercial EPC becomes necessary when a commercial building is presented for sale or lease, complying with the Minimum Energy Efficiency Standards (MEES) regulations. It provides an assessment of the anticipated energy consumption and correlated carbon emissions of a property, utilising ratings ranging from A (very efficient) to G (inefficient).
Additionally, a supplementary recommendation report outlines potential enhancements to the property’s energy performance.
Our Commercial EPC service aids landlords in showcasing and enhancing the energy efficiency of their property.

Photographic Evidence - Part L
Photographic Evidence has become a mandatory requirement according to the latest revisions to Approved Document L (AD-L) of the Building Regulations. Unique imagery must now be captured for each property or dwelling under construction, showcasing every stage of the building process.
This regulatory shift aims to narrow the performance gap between design intent and actual construction, fostering accountability throughout the construction and assessment phases. Additionally, it enhances the precision of SAP assessments by ensuring that information aligns with the design specification.
Our Photographic Evidence service is designed to assist developers effortlessly meet this new compliance requirement.

Residential EPCs
An EPC is required for all buildings upon construction to demonstrate the buildings environmental performance. Based on SAP calculations which demonstrate compliance with Building Regulations Part L, emissions are calculated for the regulated energy use of the building based on the implemented building fabric, ventilation and heating (cooling) equipment installed.
Information is now also required to be provided as part of the Building Regulations England part L Reporting standards which can include photographic evidence of the building during construction.
Our accredited assessors are can model your building and provide an EPC to allow Building Control sign off and the occupation of your building.
Thermographic Surveys
Thermographic surveys empower developers to evaluate, substantiate, and enhance a building’s thermal integrity. Whilst not mandatory, these assessments serve as valuable indicators of build quality and energy performance for both new and existing properties, potentially contributing to BREEAM credits.
The assessment involves measuring the interior and exterior surface temperatures of a building to pinpoint areas of heat loss, thermal anomalies, or potential air leakage.
We’ll assist you in appraising the thermal integrity of your building through a thermographic survey, helping you to:
